Buying flat in Bangalore without OC CC

I want to buy a property in Bangalore, it's a resale property construction completed in the year 2016. The owner has A khata certificate and tax receipts but does not possess CC & OC. Will it be legal to possess without OC CC but Khata certificate?

Without a valid OC, your occupancy is illegal as it can be classified as an unauthorised structure by the authorities. OC is crucial while applying for a home loan or loan to purchase a resale flat. You cannot even sell your property without a valid OC in hand. No Occupancy Certificate means that the building has not been given a “Pass Certificate”. This means that it does not have all the mandatory infrastructure/ clearances that make the building inhabitable.
